IndustriCore is a 52,235 sq. ft. multi-tenant light industrial development in Richmond, BC, comprising 11 units with 28-foot clear heights, grade-level loading, and mezzanine space. Delivered through a design-build model, the project demonstrates Orion’s ability to execute a repeatable industrial product with precision in constrained environments.

The Challenge

Despite a straightforward building design, the site introduced significant complexity. The narrow infill parcel was bordered by existing developments and adjacent to an active CN Rail corridor, limiting access, staging, and construction flexibility. Richmond’s poor soil conditions required preloading, increasing sensitivity to ground movement near critical infrastructure. A client-directed slowdown further required careful management to maintain project control.

Our Approach

Orion implemented a disciplined preconstruction strategy, including a preload program that allowed the site to settle to design grade prior to excavation. Early coordination with CN Rail ensured all required approvals were secured and protocols were established for working safely within the rail easement.

During construction, the team adapted its tilt-up methodology to suit site constraints. With restricted access along the rail corridor, panel installation was executed from three sides, requiring precise sequencing and crane coordination. Strong trade alignment and clear site leadership enabled smooth execution despite logistical limitations.

When the client requested a temporary slowdown, Orion adjusted site operations while maintaining structure and oversight. Once work resumed, the team efficiently regained momentum and completed the project within a controlled timeframe.
