Working collaboratively during preconstruction, Orion identified an opportunity to optimize the building layout, increasing the development from 84 to 98 residential unitsa 16.7% increase in density without expanding the building footprint. By combining design collaboration, constructibility expertise, and Engineered Value, the team enhanced the project’s long-term viability while preserving efficiency and buildability.

Delivered for Cedar Coast, the six-storey mixed-use development features a concrete podium with five levels of wood-frame construction, 98 rental homes, ground-floor commercial space, resident amenities, above-ground parking, and BC Energy Step Code 3 performance.

From early design coordination through procurement, construction, and final handover, Orion provided integrated leadership that kept the project focused on quality, value, and client outcomes.

When third-party utility delays threatened progress, Orion adapted through proactive work resequencing, parallel construction activities, and early coordination with BC Hydro and FortisBC, maintaining momentum while minimizing overall schedule impacts.
