Aura Multi-Family Development
More Value Within the Same Footprint.
84 Rental Homes | 78,576 sq. ft. | $31.7 M |Langford, BC — Completed 2026
Before construction began, Orion identified an opportunity to make Aura work harder for its owner.
The six-storey purpose-built rental development was originally planned with 82 homes. Through preconstruction and Engineered Value analysis, Orion worked with the project team to refine the design and increase the building to
84 units without expanding its footprint which improved project yield while maintaining an efficient building configuration.
The same value-focused review extended to the building itself. Inset balconies were redesigned as cantilevered structures, reducing construction complexity and cost. Together, these decisions demonstrate the value of applying construction expertise while the design can still be influenced and not simply after work reaches the field.
Orion carried the optimized design into construction, coordinating a six-storey wood-frame structure over a two-level concrete underground parkade for Cedar Coast.

Aura demonstrates what early contractor involvement can accomplish when the objective extends beyond constructability. The opportunity is not simply to build the project as designed; it is to identify where the project can perform better for the owner.
