Preconstruction Leadership & Ground Stabilization.
Orion led a proactive geotechnical strategy to address challenging soil conditions in Surrey’s Bridgeview area. Our team planned and executed a 14-month pre-load program, achieving approximately 900 mm of settlement prior to construction, while implementing continuous monitoring of surrounding roadways, neighbouring buildings, and existing services. This data-driven approach ensured municipal compliance and protected adjacent infrastructure throughout the process.
Following pre-load removal, Orion implemented Rapid Impact Compaction (RIC) to further stabilize the site. This method allowed for faster execution, controlled energy delivery, and reduced vibration, making it well-suited for construction near existing structures. The result was a dense, stable subgrade that enabled confident progression into foundation and building works.
Design Integration & Long-Term Performance.
Based on geotechnical findings, Orion anticipated 300–500 mm of long-term settlement over the building’s lifecycle. To mitigate this risk, our team incorporated targeted design solutions during preconstruction, including flexible storm and sanitary connections, Romac MJ fittings for water and fire lines, swing joints for irrigation, and increased pipe slopes to maintain positive drainage.
These coordinated design decisions ensured the building could accommodate movement over time without compromising performance, reinforcing Orion’s commitment to durability, risk mitigation, and long-term value.
