Orion Construction transformed four office units into a 6,154 sq. ft. veterinary diagnostic laboratory through a design-build tenant improvement. Delivered on time and on budget, the project showcases Orion’s ability to adapt office space into a lab-grade environment without compromise.
A building-wide vent-stack constraint threatened to delay delivery. Orion led an on-the-fly analysis with Architelier and consultants, modifying the stack to achieve code-compliant exhaust while staying on schedule. Paired with a sophisticated HVAC system, the solution ensured reliable, lab-ready performance at turnover.

Vent-Stack Constraint – Existing vent stack is undersized for lab exhaust. Solution: Rapid assessment and modification through the building. Result: Code-compliant system with no schedule impact.
Lab-Grade HVAC – Office HVAC is inadequate for lab requirements. Solution: Installed a high-performance system with zoning and balanced airflow. Result: Stable environmental conditions from day one.
Suite Consolidation – Integrating four units into one with life-safety and tie-ins. Solution: Phased integration and consultant/landlord coordination. Result: Seamless conversion into a unified laboratory.

This project strengthens the veterinary health infrastructure in Langley and the Fraser Valley, enabling faster, more reliable diagnostic services. By repurposing an existing office shell, Orion delivered an adaptive reuse that extends building utility while supporting specialized scientific work in the region.
