Pacific Corporate Centre
Delivering Certainty in Uncertain Times—Risk Mitigation Success Story
Orion Construction partnered with Cedar Coast Capital Corporation to deliver the Pacific Corporate Centre, two LEED-certified warehouses totalling over 442,000 sq. ft. Anchoring the northeast corner of Campbell Heights Business Park, the project stands as a model of sustainable design, tilt-up engineering excellence, and disciplined cost and schedule control.
Despite global supply chain disruptions, concrete shortages, and labour constraints, Orion delivered two LEED-certified facilities on budget and on schedule under a CCDC 2 contract. Change orders were limited (all Owner-driven), with no contingency carried, underscoring Orion’s ability to protect client value while navigating a volatile construction market.
Agility Under Pressure
- Concrete Shortages: Leveraged supplier relationships to secure uninterrupted delivery.
- Material Delays (Mechanical/Electrical): Early procurement and trade collaboration safeguarded the critical path.
- Labour Constraints: Careful subcontractor selection ensured consistent site performance.
- MEC Occupancy Timeline: Coordinated tenant improvements with base building delivery to enable seamless operational launch.
- Sustainable Procurement: Sourced LEED-specified materials during pandemic disruptions without impacting schedule.
