Orion Construction delivered Bridgeview Business Park, an 81,600 sq. ft. small-bay industrial strata project located in the highly sought-after Bridgeview industrial district of North Surrey. Positioned less than 500 metres from South Fraser Perimeter Road, this project offers exceptional logistics connectivity and is the first new small-bay strata development in the neighbourhood since 2018.

Integrated Design-Build Delivery: Provided full preconstruction and construction services, managing all aspects from early design coordination to final build-out under a Design-Build contract structure.
Technical Precision: Utilized tilt-up concrete panels and 6” slabs to achieve robust structural integrity and long-term durability.
Complex Site & Civil Works: Executed extensive site preparation, including rapid compaction to address challenging soils near the Fraser River. Required careful scheduling around low tides and integration of off-site storm and sanitary upgrades to meet city infrastructure requirements.
Utility Coordination Expertise: Managed critical interfaces with BC Hydro and Telus, maintaining progress through proactive communication and close trade coordination.
Urban Logistics Management: Navigated a constrained industrial site while minimizing disruptions to surrounding operations, relying on tight scheduling and controlled material deliveries.
